Bagmane Prime Office REIT is a real estate investment trust established to own and manage a portfolio of income-generating commercial office assets in India. The REIT’s portfolio comprises large business parks and office properties, including assets such as Bagmane Tech Park, Bagmane World Technology Centre, and other business parks, primarily located in Bengaluru. These properties are leased to tenants, and the REIT generates revenue mainly through rental income, including base rentals and related charges from office spaces and associated facilities. The portfolio also includes certain under-construction and future development assets, along with supporting infrastructure such as solar assets. The REIT operates through a structure involving a holding company and special purpose vehicles that own the underlying properties. Its business model focuses on acquiring, owning, and leasing high-quality office spaces to generate stable cash flows and distribute income to unitholders.
