Arihant Superstructures' wholly owned subsidiary Dwellcons Private Limited signed a hotel operating agreement with ITC Hotels on 24 September for a 227-room luxury property under the Mementos brand at its World Villas project in Chowk. The hotel covers 10 acres of the 90-acre development and was slated for completion in about three years, with projected annual revenue of Rs 150-200 crore at a 45% operating margin at maturity. World Villas is a 391-villa premium township with gross development value of Rs 12,000 crore, with first revenue recognised in the March quarter. The company reported consolidated revenue of Rs 551 crore in the year to March and was developing 19 projects with development value of Rs 14,000 crore. Net debt stood at about 1.78 times net worth in June, with operating cash flow negative for four straight years.
